Architect designed Attic Conversion and renovation to existing 3 Storey Victorian terrace.
The builder’s scope included, eliminating the unused ground floor courtyard / light well (approximately 8.2m2) to create a larger kitchen area, new laundry facilities and guest WC. Introduce skylights over the new kitchen area to compensate for any potential loss of northern light into the ground floor.
Replace existing paved strip to the rear of the house with a decked area (approximately 21m2) as private open space. To rebuild all or part of the dilapidated southern boundary retaining wall and build a new timber fence. Increase the size of the first floor main bathroom and very small Bedroom 3 by extending the first floor to the east (rear of the site). Lower the existing ceiling of the front Bedroom 1 and northern Bedroom 2 and introduce a new stair to gain access to the attic space.Construct a 4th bedroom (including unsuited and walk in wardrobe area) in the existing attic space with two street facing dormer windows and a skillioned dormer to the rear with windows facing east.
Natural timber doors and windows - painted, glass louvres, natural timber floorboards - stained throughout common areas and bedrooms, mosaic tiling to bathrooms, frameless glass shower screens, plasterboard ceilings with shadow-lines, polyurethane veneer custom joinery, installation of all PC items, including fire place, recessed LED light fittings, and all bathroom ware.
