Architect designed first storey addition, alterations and additions to an existing dwelling and garden studio including earthworks and associated landscaping and outdoor court yard area.

The complete reconfiguration of an eighty year old semi on a very steep 670m2 property in the valley of Coogee. Extremely difficult access made earth works, pouring of concrete, handling of materials and building extremely challenging. General builder’s scope for the main house involved making existing building and common footings, walls, & roof stable during demolition, earth works and building works.

Fire rating of common walls, extension of ground floor and building of first storey and new roof structurally designed to potentially use as a roof terrace in the future, first floor timber construction, colour bond roofing, natural timber doors and windows - painted, glass louvres, natural timber floorboards - lime washed to common areas and bedrooms, mosaic tiling to bathrooms, frameless glass shower screens, plasterboard ceilings with shadow-lines, polyurethane veneer custom joinery, installation of all PC items, including fire place, recessed LED light fittings, and all bathroom ware.

The garden studio adjacent to the rear boundary, is built on hard wood stilts, supported by reinforced concrete piers that were hand dug up to 5 meters to reach rock. The level of difficulty was extreme given the slope of the land, no access for machinery or for pouring concrete. The garden tree house was constructed all Australian natural hardwood, clad in cedar externally and in plywood internally, cedar window and door frames, glass louvres and copper light fittings and finishes.
